The key is knowing how to document the damage and work with your adjuster effectively. Here's how the process works, step by step.
Step 1: Get a Professional Damage Assessment First
Before you call your insurance company, get a professional roofing inspection. A qualified contractor will document all damage with photos and a written report — this becomes the foundation of your claim. At Bates Roofing, we provide detailed inspection reports at no charge. Having this documentation before you file puts you in a much stronger position with your adjuster.
Step 2: Review Your Policy
Pull out your homeowners' insurance policy and review the roof coverage section. Key things to look for: your deductible amount, whether your policy covers Actual Cash Value (ACV) or Replacement Cost Value (RCV), and any exclusions for specific types of damage. ACV policies pay out the depreciated value of your roof, while RCV policies pay the full cost of replacement. If you're not sure which you have, call your agent and ask directly.
Step 3: File Your Claim
Contact your insurance company to open a claim. Have the following ready: the date of the storm, a description of the damage, and your contractor's inspection report. Most insurers have a 24-hour claims line or an online portal. Once your claim is filed, you'll be assigned an adjuster who will contact you to schedule an inspection.
Step 4: The Adjuster's Inspection
The insurance adjuster will visit your property to assess the damage and determine the payout. We strongly recommend having your roofing contractor present during this inspection. A contractor who knows what storm damage looks like can point out items the adjuster might miss — especially hail damage to flashing, vents, and gutters that is easy to overlook. Step 5: Review the Claim Settlement
After the adjuster's inspection, your insurance company will send you a claim settlement document outlining what they will cover and the payout amount. Review this carefully against your contractor's estimate. If there are significant discrepancies, you have the right to dispute the settlement or request a re-inspection. Step 6: Schedule the Repairs
Once your claim is approved, you'll typically receive an initial payment (minus your deductible) to begin repairs. After the work is completed, your contractor will submit a final invoice to the insurance company for any remaining balance. With an RCV policy, the insurance company holds back a "depreciation" amount until the work is done — this is called the recoverable depreciation, and you receive it after the repairs are complete.
