Most homeowners don't think about their roof until something goes wrong. But like your HVAC system or your car, a roof that receives regular attention lasts significantly longer and costs far less to maintain over its lifetime. In Texas, where roofs face extreme heat, UV exposure, hail, and occasional ice storms, seasonal maintenance is especially important. Here's a practical checklist organized by season.
Spring Checklist (March–May)
Spring is the most important season for roof inspection in Texas — it follows winter storms and precedes hail season. Check for: missing, cracked, or curling shingles from winter wind and ice; hail damage from late-winter storms (look for circular bruising on shingles and dents on gutters); debris accumulation in valleys and around penetrations; condition of flashing around chimneys, vents, and skylights; gutter condition and drainage — clean out any debris from winter. Schedule a professional inspection if you notice any of these issues or if your roof is more than 10 years old.
Summer Checklist (June–August)
Texas summers are brutal on roofing materials. UV radiation and extreme heat accelerate granule loss on asphalt shingles and can cause blistering on lower-quality products. Check for: blistering or bubbling on shingle surfaces (a sign of poor ventilation or low-quality materials); granule accumulation in gutters (normal in small amounts, concerning in large quantities); attic ventilation — a poorly ventilated attic can reach 150°F+ and dramatically shortens shingle life; any areas where the roof deck feels soft or spongy when walked on (indicates moisture damage underneath).
Fall Checklist (September–November)
Fall is the time to prepare your roof for winter and address any damage from summer storms. Check for: tree branches overhanging the roof — trim these back before winter winds cause them to scrape or fall on your roof; condition of caulking and sealant around all penetrations; gutter cleaning after leaves fall; any areas of moss or algae growth (common in shaded areas) — treat with a roof-safe cleaner; flashing condition around all roof penetrations.
Winter Checklist (December–February)
Texas winters are mild compared to northern states, but ice storms do occur in Hood County. After any freezing precipitation, check for: ice dam formation at the eaves (rare in Texas but possible during hard freezes); any areas where snow or ice is melting unevenly — this can indicate heat loss through the roof deck; icicles forming at gutters (can indicate clogged gutters or ice dam formation); any visible damage from wind or falling branches.
